Why invest in Golden Visa Portugal in 2021

The Golden Visa Rules for Portugal are changing, and obtaining a Portuguese residence permit through investment will become much more expensive in 2022. Secure your Golden Visa under the current rules by starting your application here.

The Portuguese Golden Visa is one of the most popular investment programme both in Europe and the world and for good reasons:

  • You can choose from a variety of relatively affordable investment options, which can give you permanent residency or citizenship in 5 years.
  • It is mandatory to stay in Portugal only seven days per year.
  • As long as you become a resident in Portugal, you can travel freely throughout the Schengen area.
  • After becoming a Portuguese citizen, you can live and work anywhere in the EU/EEA and obtain the world’s fourth best passport for nomads and global citizens.
  • The programme is NOT blacklisted by the OECD, unlike many other Golden Visa programmes.
  • Portugal is a safe and stable country with an excellent and affordable quality of life, good health care and education options, well connected airports and the best climate in continental Europe.

As far as Golden Visa programmes are concerned, the Portuguese programme is also relatively affordable. These are the best options for most people:

  • Real estate investments from €280,000 (although the most common are those of €350,000 and €500,000).
  • Investment of €350,000 in private equity or venture capital funds.

What changes in 2022?

In simple terms, the investment in Funds which entitle the holder to apply for a Gold Visa will become substantially higher, from € 350,000 to € 500,000. Regarding real estate investments, for housing purposes, properties in the regions of Lisbon, Porto and Algarve will no longer be eligible.

Will the changes affect existing investments?

In short, no.

Existing investors will be “guaranteed” by the old rules. Therefore, those who make the investment and apply for the Golden Visa still in this last window of opportunity will benefit from the Programme with lower investment amounts or properties located in regions with higher demand.

However, please note that the Golden Visa application must have been submitted by 31 December 2021, not just the investment itself!

So, if you are interested in taking advantage of this window of opportunity, make your investment as soon as possible, so that you have time to complete the investment, raise all the necessary documentation and submit your application by the end of this year. Otherwise, you will already be subject to the new, less favourable rules that will come into force from 2022.
